A steam room in a Dubai home costs AED 75,000 to 160,000 turnkey, takes six to ten weeks, and lasts as long as its waterproofing. Everything else, the mosaic, the starlight ceiling, the aromatherapy, sits on top of a membrane and a sloped ceiling that either work for twenty years or fail in two. The three things a steam room must get right
- Waterproofing that treats the room as a pool. Cementitious tanking on every surface, a bonded sheet or liquid membrane over it, sealed at every penetration, and a flood test for 48 hours before a single tile goes on. The membrane goes behind the bench, up the walls and across the ceiling, not just on the floor.
- A ceiling that sheds condensation. A flat ceiling drips on your head. We slope the ceiling at 10 to 15 degrees towards the wall opposite the seat, or build a barrel vault, so condensate runs down the walls to the drain.
- A generator that keeps up and does not scale. Sized for the room volume and the finish, with an automatic drain cycle and a descaling schedule, because Dubai water is hard and a neglected generator fails in eighteen months.
The waterproofing mistakes we see on repair calls are all failures of one of these three.

A bench at 450 mm with a sloped seat and a heated backrest changes the experience more than any lighting. In family rooms we build an L-shaped bench so two people can recline; in converted showers a single moulded bench with a foot rest.
Finishes that work in wet heat
- Glass mosaic in 20 or 25 mm tesserae: the most forgiving finish for curved benches and sloped ceilings, endless colour, easy to repair.
- Large-format porcelain for a calm, contemporary room, laid on a slope-cut substrate so joints are minimal.
- Micro-cement where the client wants a seamless look; it needs a specialist applicator and a sealed topcoat, and we only use systems rated for continuous wet heat.
- Marble for hammam-style rooms, honed not polished, with a heated bench so the stone is warm to the touch.
Fibre-optic starlight ceilings, RGB LED behind the bench, an aromatherapy dosing pump on the steam line and an integrated rain shower outside the door are the options most clients in Jumeirah, Dubai Hills and Al Barari add.
Steam generator, power and DEWA
The generator lives outside the room, in a service cupboard, plant room or under the stairs, within 5 m of the steam outlet. It needs a cold water supply, a drain, and a dedicated circuit: 6 kW units run on single-phase in some villas, 9 kW and above need three-phase. That circuit is a DEWA load change, submitted through a registered consultant with a single-line diagram, exactly as for a sauna heater; the DEWA approval guide walks through it. We fit European generators with automatic drain and flush cycles, a wall control with temperature and time, and a scale filter on the feed. In Abu Dhabi the submission goes to ADDC and in Sharjah to SEWA, with the same drawings.
Drainage, ventilation and the door
A steam room needs a floor drain with a 1:60 fall from every corner, a threshold that keeps water out of the corridor, and a door that seals but is not airtight: an 8 mm tempered glass door with a 15 mm gap at the bottom for make-up air. After the session a small extract fan runs for twenty minutes to dry the room, controlled by the generator. Without it, the room stays damp overnight and the grout darkens. All of this is drawn before we quote, so the builder’s work in a villa under construction in Tilal Al Ghaf or Dubai Hills is right the first time.
Steam room and sauna together
The steam room pairs naturally with a custom sauna: dry heat first, wet heat second, cold water between. In a villa basement the two rooms share a wall, a corridor and a shower, and the generator and heater circuits are submitted to DEWA together. Add a cold plunge and the corridor becomes a wellness suite. We design the pair as one drawing so the drain, the ventilation and the plant cupboard are planned once.

Six to ten weeks, and what happens on site
Two weeks of design and the DEWA submission, three to five weeks for the generator, glass and any stone, then two to three weeks on site: tanking and membrane, the 48-hour flood test, the substrate and slopes, tiling, the door, the generator and controls, and commissioning with you in the room. Payment is 50 % on signing, 40 % before materials ship and 10 % after commissioning, as on the process page. Two years on our workmanship and waterproofing, manufacturer warranty on the generator, and an annual descaling visit under the maintenance plan.
