What moves the price

Five decisions that move the price most

  1. Glass

    A full-height frameless glass wall adds AED 18,000 to 45,000 and raises the heater size by roughly 30 %, because glass loses heat the way timber does not.

  2. Stone

    Book-matched marble, a carved dome or a heated slab move a hammam from the modern band to the traditional band. Porcelain and micro-cement keep a steam room in the lower range.

  3. Shell and access

    A basement with a lightwell and an existing drain is the cheapest room in the house to convert. A garden pavilion needs foundations, shade structure and a trench for power and water.

  4. Equipment brand and control

    A Harvia or EOS heater with a wall control is standard. App control, chromotherapy, integrated audio and a second heater for a fast warm-up are options with real cost attached.

  5. Power availability

    If the DB board has spare capacity, the electrical package is a dedicated circuit and a submission. If it does not, DEWA load enhancement can add weeks and cost, which is why we check it on the first visit.

Pricing questions, answered plainly

Why do you publish prices when most Dubai spa contractors refuse to?

Because a client who knows the band before the site visit makes better decisions, and because the alternative is three days of quotes from firms that have never seen the room. The table is a benchmark from our own projects; the quotation you sign is a fixed scope, not an estimate.

What is included in a turnkey price?

Design and drawings, the DEWA or ADDC electrical submission, manufacturing, shipping and customs, installation, waterproofing where relevant, the heater or generator with controls, commissioning and a two-year workmanship warranty. Not included: builder's work to create the room shell if it does not exist, a new DB board where the villa supply is genuinely full, and the developer NOC fee.

How is payment structured?

50 % on signing to start manufacturing, 40 % before the cabin and equipment ship from the factory, 10 % after commissioning in your presence. Commercial projects follow the consultant's valuation schedule.

What does a sauna cost to run in Dubai?

A 9 kW heater used for ninety minutes three times a week draws roughly 40 kWh a week. At the upper DEWA residential slab, about 0.40 to 0.45 AED per kWh including the fuel surcharge, that is AED 70 to 80 a month. A cold plunge chiller adds AED 90 to 180 a month in summer. Do prices differ between Dubai, Abu Dhabi and Sharjah?

Only the transport day rate and the authority fees. Abu Dhabi projects carry an ADDC submission instead of DEWA; Sharjah goes through SEWA. The cabin, stone and equipment cost the same. See the Abu Dhabi and Sharjah pages.
