A complete home spa in a Dubai villa costs AED 350,000 to 2,500,000 and takes sixteen to thirty-six weeks, and the difference between a good one and a collection of rooms is the sequence: where the sauna door opens, how many steps to the cold water, where you sit afterwards and where the plant room hides. What a villa wellness suite is
A sequence, not a list of rooms. Heat, cold, rest, repeat. In practice:
- A hot room: a custom sauna for most families, sometimes an infrared cabin alongside for daily use.
- A wet room: a steam room or a hammam, depending on the family’s ritual.
- Cold water: a cold plunge three steps from the sauna door, a cold shower beside it, and in larger suites a snow room.
- A place to rest: heated loungers or daybeds, low light, water and tea, a view if the room has one.
- Plant and service: a plant cupboard or room where the heater contactor, steam generator, chiller, ventilation unit and controls live, reachable for service without walking through the spa.
The recovery wing, a salt room and a hyperbaric cabin, sits on the cool, dry side when the client wants it. Our villa wellness suite layout guide draws the three most common plans.

Each package includes the design set and 3D visualisation of every room, the shared plant room design, the waterproofing package, drainage and ventilation, all cabins, stone and equipment, the DEWA or ADDC submission for all circuits, the community NOC, installation by our own team and commissioning with a two-year workmanship warranty. Builder’s work to create the shell in an existing villa is quoted after the site visit.
Where villa spas go in Dubai
- Basements in Dubai Hills Estate, Tilal Al Ghaf, Emirates Hills and Al Barari villas: the natural place, often with a lightwell that we use to bring daylight to the lounge and the plunge. Ceiling height and the route for panels down the stairs are the two checks.
- Pool houses in Jumeirah, Umm Suqeim and Arabian Ranches: the sauna and steam room in the pool house, the plunge on the terrace, the plant shared with the pool.
- Garages in older Jumeirah and Mirdif villas: a double garage converts into a 30 m² essential suite with a drain and a three-phase circuit run from the DB board.
- Terraces and gardens on Palm Jumeirah and Jumeirah Bay: an outdoor sauna pavilion with a plunge and an outdoor shower, and the wet rooms inside.
One plant room, one waterproofing package, one submission
Three things make the suite cheaper and better than the sum of its rooms. The plant is shared: one ventilation unit serves the sauna and steam room, one plant cupboard holds the generator, the chiller and the controls, and one drain run collects the wet rooms. The waterproofing is one package: the steam room, hammam and plunge are tanked and flood-tested together, by one crew, under one warranty. The electrical submission is one document: every heater, generator, chiller and refrigeration circuit goes to DEWA in a single load-change application with one single-line diagram, which is described on the DEWA approval page. A suite built room by room over three years loses all three advantages and ends with three warranties and three contractors.
Power for a full suite
An essential suite needs 15 to 20 kW of connected load: a 9 kW heater, a 9 kW generator, a 1.5 kW chiller and ventilation. A full spa with a hammam and a snow room needs 40 to 50 kW. Most villas in Emirates Hills, Jumeirah Golf Estates and Palm Jumeirah have 300 to 400 A supplies and take this in stride; some older villas in Jumeirah and Mirdif need a DEWA load enhancement, which we identify at the site visit and manage. The sequence on site
Wet works first: tanking, membrane, the 48-hour flood test, drainage and screeds for the steam room, hammam and plunge. Then stone and tile, then the cabins, glass and doors, then plant, controls and lighting, then commissioning room by room with you in each one. A family suite takes twenty to twenty-eight weeks from signing; the full spa twenty-four to thirty-six. Payment is 50 % on signing, 40 % before the cabins and stone ship, 10 % after commissioning, as on the process page.
Design that starts with the family, not the catalogue
The first drawing we make is the daily routine: who uses the spa, on which evenings, for how long, and whether guests are part of it. A couple in Palm Jumeirah who plunge at sunrise needs the cold water outdoors and the sauna beside it. A family in Arabian Ranches with three children needs a steam room that cleans easily, a salt room the children will use, and a plunge with a shallow step. A client in Emirates Hills who entertains needs the hammam as the social room and the sauna as the private one. The 3D visualisation shows the sequence, not just the finishes, and it is where most clients change their mind about what they want, which is the point.
