A commercial spa or thermal suite in the UAE starts at AED 900,000 and takes twenty to forty weeks, and the difference between a suite that is open every day for ten years and one that closes a room every month is engineering for duty cycle: continuous-rated equipment, redundancy where a closed room costs revenue, and a service contract signed with the installation. Duty cycle changes everything

A villa sauna runs ninety minutes an evening. A hotel sauna runs from morning to late evening with the door opening two hundred times a day. That changes:

  • Heaters and generators: continuous-rated commercial units, often two heaters per sauna so a failure reduces heat rather than closing the room, and steam generators with duplex cylinders and automatic descaling for Dubai water.
  • Refrigeration: plunge chillers and snow room plant with standby capacity and condensers in a ventilated plant room sized for 45 °C, not a cupboard.
  • Construction: benches that can be lifted for cleaning, tiled floors with falls to drains at every three metres, doors with heavy-duty hinges and closers, and waterproofing with a twenty-year design life because the room will never be empty long enough to fix it.
  • Controls: a building management interface, schedules, energy modes for low occupancy and remote diagnostics so our service technician sees a fault before the duty manager does.

Manufacturing is at the European workshops our team has worked with since 2003, in production slots planned against your fit-out programme. Installation is by our own supervisors with a local wet-works crew.

Approvals and coordination

In Dubai a commercial spa touches DEWA for the electrical load, Dubai Municipality for the fit-out permit and food-and-hygiene requirements where a lounge serves refreshments, Dubai Civil Defence for the plant room and the fire strategy, and in hotels the DTCM classification checklist. In Abu Dhabi, ADDC and the Department of Municipalities and Transport; in the free zones, the zone authority. Your consultant holds the permit; we supply the technical submissions, the equipment certificates and the drawings they need, and we attend the authority inspections for our rooms. Service contracts that keep the suite open

We do not hand over a commercial spa without a service plan. Monthly or quarterly visits, a spare-parts holding in Dubai for heaters, generators, chillers and refrigeration, a defined response time for breakdowns, a pre-summer refrigeration and condenser check, and remote diagnostics on the control system. Twenty to forty weeks

Concept and budget in three weeks from your layout. Design and submissions in six to eight. Manufacturing in eight to sixteen depending on stone and snow-room plant. Installation over eight to twelve weeks in sequence with your fit-out: wet works, stone, cabins, plant, controls, commissioning and staff training. Valuations follow your consultant’s certification schedule.

Send the architect’s layout, the brand standard if there is one, and the opening date. A designer will reply within two working days with a room schedule, a plant estimate and a budget band.

We take the architect's layout and produce the specialist design set: room construction, waterproofing, plant, electrical single-line diagrams, ventilation and control schematics, shop drawings for manufacturing and as-built drawings at handover. Your MEP consultant coordinates against our drawings.
