We are spa builders for hotels, clinics and branded residences in the UAE. A commercial thermal suite starts at around AED 900,000 (indicative) and takes twenty to forty weeks, and what separates a suite that stays open every day for ten years from one that closes a room every month is engineering for duty cycle: continuous-rated equipment, redundancy where a closed room costs revenue, and a service contract signed with the installation. Behind the proposal sit 220 hotel spa projects completed since 1987 and a factory in Istanbul that builds the cabins, benches, marble and mosaic in-house.
What we build for hotels, clinics and developers
- Hotel thermal suites. Sauna, steam room, hammam, snow room, ice fountain, experience showers, heated loungers and a relaxation lounge, sequenced for guest flow and built to the standard the brand’s spa consultant specifies. Hotel steam room construction is where most of our wet-works discipline comes from: tanking, membranes and flood tests on rooms that are never empty long enough to repair.
- Clinic and longevity floors. Hyperbaric lounge cabins, salt rooms, infrared rooms and cold therapy for wellness and aesthetic clinics, with the equipment documentation their licensing needs.
- Office-tower and corporate spas. Thermal areas fitted into commercial buildings from shell and core, where the plant, drainage and ventilation have to be threaded through a tower that was never designed for them.
- Branded residences and villa communities. Private spas repeated across a development, or a shared amenity spa in a clubhouse, built for a duty cycle between villa and hotel with a service plan the owners’ association can budget.
Gyms, padel clubs and sports centres run a different pattern, many short sessions for many members, and have their own page: gym sauna and ice bath recovery zones. - 220 hotel spa projects delivered by our factory and crews, including spa floors for Hilton, Hyatt, Sofitel, Rixos and Kempinski properties, the Ritz-Carlton in Istanbul, and projects for Emaar.

Engineering for twelve-hour days
A villa sauna warms up for an evening; a hotel sauna stays hot from breakfast to late evening while its door opens a couple of hundred times. That changes the specification in four places:
- Heat and steam sources. Continuous-rated commercial heaters, frequently two per sauna so one failure lowers the temperature instead of closing the room, and steam generators with duplex cylinders and automatic descaling sized for UAE water hardness.
- Cold plant. Plunge chillers and snow-room refrigeration with standby capacity, condensers in a ventilated plant room designed for 45 °C ambient rather than a service cupboard.
- The rooms themselves. Liftable benches for cleaning, tiled floors falling to drains roughly every three metres, heavy-duty hinges and closers, and waterproofing specified for a twenty-year life.
- Controls. An interface to the building management system, schedules, economy modes for quiet hours and remote diagnostics, so a fault is visible to our service team before the duty manager sees it.

Factory, shipping and our own crew
Cabins, benches, marble and mosaic are produced at our own facility in Istanbul, in production slots planned against your fit-out programme. Every cabin is dry-assembled and checked in the factory, then numbered and crated with its fixings, seals and a spares allowance, so the site team installs a room that has already been built once. Shipping is door to door, with customs handled and the Incoterms stated in the offer. Our own installation crew installs, tests and commissions each room and trains your spa staff on site, with a local wet-works team working to our supervisors.
Quality runs under ISO 9001:2015 for manufacturing and after-sales. Heaters, generators and controls carry CE marking to EN 60335, with TÜV and GS approvals, and we have been an official seller of EOS, Sentiotec, Wellis and wedi since 2015. Contracts and invoices are in USD or EUR, the quotation is itemised position by position, and the project is coordinated from our Dubai office.
Approvals and coordination
In Dubai a commercial spa touches DEWA for the electrical load, Dubai Municipality for the fit-out permit and food-and-hygiene requirements where a lounge serves refreshments, Dubai Civil Defence for the plant room and the fire strategy, and in hotels the DTCM classification checklist. In Abu Dhabi, ADDC and the Department of Municipalities and Transport; in the free zones, the zone authority. Your consultant holds the permit; we supply the technical submissions, the equipment certificates and the drawings they need, and we attend the authority inspections for our rooms. Service contracts that keep the suite open
We do not hand over a commercial spa without a service plan. Monthly or quarterly visits, a spares allowance delivered with the equipment and topped up through our Dubai office, a defined response time for breakdowns, a pre-summer refrigeration and condenser check, and remote diagnostics on the control system. The plan and its cost are on the maintenance page and are priced with the installation, not after it. The 24-month warranty runs from commissioning.
Twenty to forty weeks
Concept and budget in three weeks from your layout. Design and submissions in six to eight. Manufacturing in eight to sixteen depending on stone and snow-room plant. Installation over eight to twelve weeks in sequence with your fit-out: wet works, stone, cabins, plant, controls, commissioning and staff training. Valuations follow your consultant’s certification schedule.
