Home saunas, steam rooms and hammams in Ajman

Corner saunas for corniche apartments, courtyard cabins with plunge tubs for Ajman villas and garden pavilions for Al Zorah, with the EtihadWE paperwork and the municipality questions settled before anything is ordered.

Property types Corniche and Al Zorah apartments, Al Zorah golf and mangrove villas, family villas in Al Rashidiya and Al Nuaimiya, farm houses in Manama and Masfout

Ajman city has a footprint of 148 km², wedged between the Gulf and Sharjah, inside an emirate of about 260 km² that also reaches two mountain districts, Manama and Masfout. That geography settles most home-spa briefs here: an apartment on the corniche or in Al Zorah with one spare corner, a compact villa plot with a courtyard, or a foothill farm house with room to spare. We build for all three with the crew that works in Dubai and Sharjah. Below: who supplies the power in Ajman, what the municipality’s e-service asks for, what sea air and small plots do to a plan, and what the rooms cost.

What Ajman clients build

  • A corner sauna in a sea-view apartment. A two- to four-seat custom sauna with a glass front, fitted into a spare bedroom corner or the room beside the balcony door. Ajman’s coast faces west, so the view and the afternoon sun arrive from the same side; we set the cabin against an inner wall, glazed towards the room, and let the window keep the sea. Where the building refuses a traditional heater, an infrared cabin runs on an ordinary circuit.
  • A courtyard cabin with a plunge tub. On a compact plot the cabin is the small format of about 2.4 × 2.0 m and four seats, set against a boundary wall with an insulated cold plunge and an outdoor shower three steps from its door.
  • A steam room beside the pool. A steam room in mosaic or porcelain in the pool house or a ground-floor annex, sharing the pool’s drain run and plant cupboard where the distances allow.
  • Garden spas in Al Zorah. The community on Ajman’s northern coast is built around a mangrove nature reserve and a golf course, so the natural brief is glass facing the water: an outdoor sauna pavilion and a plunge on a shaded deck.
  • A family hammam in a larger villa. A modern hammam with a heated slab, where the ground floor has the space and the household will use it together; in the largest houses it becomes the centre of a full villa wellness suite.

Hotel and serviced-apartment wellness floors follow the commercial route described on our commercial spa page.

Etihad Water and Electricity: the electrical route

Electricity and water in Ajman come from Etihad Water and Electricity, EtihadWE, the successor to FEWA, which also supplies Umm Al Quwain, Ras Al Khaimah and Fujairah, according to the UAE government’s public-utilities page. Dubai’s DEWA and Sharjah’s SEWA are separate bodies, so a quotation written on a Dubai template needs its approvals read again before anyone orders a heater.

EtihadWE’s e-service pages describe the two steps that matter to a spa. Under Drawing Approval, a consultant approved by EtihadWE logs in through UAE Pass and submits the electrical drawings; the page gives five working days. Under Adding Extra Loads, which covers existing premises, the applicant is an approved consultant or, where there is no new building, the electrical contractor; the listed documents include a load card stamped by an EtihadWE-approved electrical contractor, a municipality NOC and a Civil Defence NOC, and the stated service time is twenty working days.

Which of the two a spa triggers depends on the load EtihadWE already holds for the property and the spare capacity on the supply, which is why the photograph of the DB board comes first. We supply the load schedule, the single-line diagram and the equipment sheets in the shape a consultant needs, and the wiring is done by a contractor EtihadWE accepts. Durations and document lists are the utility’s to change: we read these pages on 11 October 2026 and read them again on the day of filing.

What the municipality looks at: annexes, shade structures, rooms inside

A sauna inside an existing home is a fit-out; a cabin or a pavilion in the garden is a structure, and Ajman’s Municipality and Planning Department treats the two differently. Its e-service for construction on an existing building asks for a consultant’s letter on the structural soundness of the building and executive architectural drawings, lists a five-day service time, and states that Civil Defence plans are not required for residential and agricultural buildings. Its fee schedule has separate lines for annexes, shade structures and boundary walls on private residential plots, which shows how a garden cabin, a pergola and a screen wall may each be classed. How yours is classed is the municipality’s decision, so we draw plan, section and elevations the way a consultant attaches them and let the consultant ask.

In a tower, the building comes first. The owners’ association or the management company issues fit-out rules, and a tower can accept an infrared cabin where it refuses a traditional heater. Send the building’s name on WhatsApp and we ask for the rules before drawing; the apartment sauna guide shows what each type of building tends to allow.

Sea air, small plots and the sewer

Much of Ajman city’s housing is within a short drive of the sea. Outside fixings are 316 stainless steel and exterior timber is thermo-treated; the timber guide explains the species. On a compact plot the chiller’s hot exhaust has nowhere to go but towards the neighbour’s wall, so the condenser’s position, its airflow and its noise are fixed on the drawing, not on site.

Sewerage in Ajman is run by Ajman Sewerage Private Company, a concession separate from the utility that supplies power and water. A steam room or a hammam adds floor drains and a hot discharge, and in a ground-floor annex the new drain has to fall to the building’s connection or be pumped. We trace the drain run at the site visit and say at concept stage whether a lift pump is needed; the waterproofing mistakes article shows why the tanking and the drain are designed together.

Manama, Masfout and the road inland

Ajman’s own portal places Manama on the foothill plains of the Hajar mountains, about an hour’s drive from the city, and Masfout near Hatta, about ninety minutes away, where its tourism site says the altitude brings cooler temperatures. Farm houses and larger villas there have room for a garden pavilion and a plunge, and cooler air eases the chiller’s work. What changes is logistics: freight on mountain roads, crane access and crew travel, which go on the quotation as a day rate in the same way as for Sharjah.

Umm Al Quwain, covered from here

Umm Al Quwain has no page of its own. It lies directly north of Ajman, takes its electricity and water from the same EtihadWE according to the UAE government’s public-utilities page, and issues building permits through its own municipality, whose requirements we confirm project by project instead of assuming Ajman’s. Enquiries from there are welcome through this page; site visits are free, as in Ajman, with the travel day rate on the quotation. The next neighbour up the coast has its own page: Ras Al Khaimah.

How a project runs in Ajman

Start on WhatsApp with the building or plot location, two photos of the intended room and a photo of the DB board with its door open; the first answer comes within one business day. A designer then visits free of charge, measures, reads the board and traces the drain, and a concept with a price range follows within 48 hours. The drawings go to your consultant for the EtihadWE and municipality steps while the cabin and the stone are made. Allow eight to twelve weeks for a sauna, six to ten for a steam room and twelve to twenty for a hammam; the process page sets out the stages and the payments.

Neighbouring pages cover Sharjah, to the south, where the utility is SEWA, and Ras Al Khaimah, to the north, where the mountains change the brief. Apartment owners can also compare notes with the Dubai Marina page, written for towers on the same coast.

A location and two photos are enough to begin. Our reply names the layout that fits, the approvals your consultant will file and a first budget band.

FAQ

What to settle before a spa goes ahead in Ajman

Which utility approves a sauna heater in Ajman?

Etihad Water and Electricity, not DEWA or SEWA. Its e-service pages describe a drawing-approval step and an adding-extra-loads step, both filed by professionals approved by EtihadWE; your consultant files whichever applies once the DB board has been read.

Does a sauna inside my Ajman villa need a building permit?

That depends on whether the work adds built area or changes structure, and the municipality decides through your consultant. A cabin inside an existing room is the lighter case; a garden cabin may be classed as an annex or a shade structure. We prepare the drawings for either answer.

Can a corniche apartment take a sauna?

Often, in one of two forms. The building’s fit-out rules come first and the supply second: an infrared cabin runs on an ordinary circuit, while a traditional heater needs a dedicated circuit and the building’s consent. Send the tower’s name and a photo of the DB board and we say which applies; the apartment guide has the detail.

Is there room for a plunge on a small Ajman plot?

Usually. An insulated 800-litre basin with a 1.5 HP chiller needs only a few square metres, and the chiller can live in a shaded niche; an outdoor plunge of 1,200 litres takes 2 HP. What we check on site is where the condenser’s hot air goes and who sits on the other side of the wall. The cold plunge page has the formats.

Do you work in Manama and Masfout?

Yes, by appointment. Ajman’s portal gives about an hour to Manama and ninety minutes to Masfout, so visits are booked in blocks and the travel day rate appears on the quotation. Panel access on mountain roads is the first thing we check; the cooler air at Masfout helps a plunge chiller.

Do you cover Umm Al Quwain from this page?

Yes. Umm Al Quwain is supplied by the same EtihadWE as Ajman, but its permits come from its own municipality, so we confirm that route per project. Site visits are free and the travel day rate follows the Ajman terms.
