Dubai Marina, JBR, JLT, Bluewaters and Emaar Beachfront are apartment communities, and the sauna that works here is the one the building approves. In practice that is an infrared cabin in almost every tower, a compact glass sauna in some, and a wet room in very few. The other opportunity in the Marina is the residents’ gym: dozens of towers have a sauna and a steam room from the original fit-out that stopped working years ago, and the owners’ association can have them rebuilt. Apartments: what gets approved
- Infrared cabins are the answer in nine out of ten Marina apartments. A 1.7 to 2.4 kW infrared cabin on a socket circuit, with no drain, no vent and no structural fixing, positioned in the dressing room or by the living room window for the marina view. The building asks for a specification sheet and a fit-out permit, both of which we prepare.
- Compact traditional saunas where the apartment has a spare circuit and the building’s engineer accepts a 4.5 kW single-phase heater, or in larger apartments and duplexes in Marina Gate, Bluewaters and Emaar Beachfront with three-phase supply, a two- to three-seat glass custom sauna.
- Steam showers in the few apartments where the master shower has a drain and the building approves a small generator; usually the answer is no, and we say so before anyone spends money.

Residents’ gyms: rebuilding the tower sauna
Most Marina and JLT towers built between 2005 and 2015 have a gym with a sauna and a steam room that the original contractor installed and nobody serviced. The heaters are dead, the steam generators are scaled solid, the benches are cracked and the rooms are locked. Owners’ associations and their management companies ask us to rebuild them on a commercial basis: a new continuous-rated heater and generator, benches in thermo-aspen, waterproofing checked and repaired, controls on a schedule, and a service contract so it does not happen again. The budget is AED 90,000 to 220,000 for a sauna and a steam room, approved through the association’s procurement and Dubai Municipality’s fit-out process.
Power in the towers
Standard Marina and JLT apartments have 60 to 100 A single-phase supplies with DB boards sized for the AC and the kitchen. An infrared cabin fits on a dedicated 16 A socket circuit. A 4.5 kW compact heater needs a dedicated 20 to 25 A circuit and the building engineer’s agreement. Larger apartments and duplexes in newer towers have three-phase supplies and take a 6 to 9 kW heater. Delivery by service lift
Cabins are designed in panels sized for the service lift and the corridor, measured at the site visit. Delivery is booked with the building at the permitted hours, the panels go up in one lift cycle, and the cabin is assembled inside the apartment in a morning for infrared or two to three days for a glass sauna. Packaging leaves the same day and nothing is stored in the corridor.

How the project runs
Photos of the room and the DB board on WhatsApp, a same-day answer on what the tower is likely to approve, a free visit, the building submission prepared by us, and delivery: one to two weeks for infrared, eight to twelve for a custom sauna.
