Saunas, hammams and steam rooms for Jumeirah villas

Courtyard sauna cabins, pool-house steam rooms and hammams for the older, larger villas of Jumeirah, Umm Suqeim, Al Manara and Al Safa, including the electrical upgrades older supplies often need.

Jumeirah, Umm Suqeim, Al Manara and Al Safa are the older Dubai: large plots, walled courtyards, villas built between the 1980s and the 2010s, many now being renovated by the families who have lived there for a generation or by new owners restoring them. Spas here are built into what exists: a sauna cabin in the courtyard beside the pool, a steam room in the pool house, a hammam where the formal majlis was. The one thing that often needs upgrading is the electrical supply. This page explains what works in Jumeirah villas, what the older supplies need, and how we run a project alongside a renovation.

What Jumeirah owners build

  • A courtyard sauna cabin. The signature Jumeirah project: a compact outdoor sauna in charred timber or thermo-spruce against the boundary wall, facing the pool, under a pergola with a misting line for the summer, with an outdoor shower and a plunge tub on the deck.
  • A steam room in the pool house. Jumeirah pool houses have the drain and the plumbing already; a steam room in mosaic or porcelain replaces the changing room, with the generator in the pool plant.
  • A hammam in the renovated ground floor. A modern hammam with a heated slab, brass basins and a barrel vault, where a majlis or a large guest bathroom used to be, built with the renovation contractor.
  • An indoor custom sauna. A custom sauna in a converted garage bay or a spare room, with a glass door to the garden.

Beachfront new-builds on Jumeirah Bay and along the Umm Suqeim coast follow the Palm Jumeirah pattern: glass to the water and marine-grade hardware.

The electrical question in older villas

Villas built before 2005 in Jumeirah often have 100 to 150 A three-phase supplies and DB boards where every way is taken by an AC unit. A 9 kW sauna heater or a steam generator is a load change that these boards cannot always take. Three answers, in order of cost:

  1. Spare capacity exists. A dedicated circuit and a DEWA submission through our consultant; four weeks in parallel with manufacturing.
  2. The board is full but the supply is not. A sub-board fed from the main isolator, with the same submission.
  3. The supply is full. A DEWA load enhancement, which we manage; it adds four to eight weeks and a DEWA fee, and it is worth doing once for the whole renovation rather than for the sauna alone.

We find out which of the three applies at the free site visit, with the DB board open, and put it in the concept before anyone orders a heater. The DEWA approval guide explains all three routes.

Building with the renovation

Half of our Jumeirah projects run inside a wider renovation. The sequence that works: we issue the spa design set to the renovation contractor as builder’s work, they build the shell, the drains and the circuits to our drawings, we take over for waterproofing, stone, cabins, plant and commissioning. That keeps one contractor responsible for the shell and one for the spa, and the warranty lines are clear. In villas being restored rather than rebuilt, the spa is often the first room finished, because the family wants to use it while the rest of the house is dusty.

Freehold and leasehold

Jumeirah is a non-freehold district for most nationalities, and many villas are leased long-term by expatriate families. A spa in a leased villa is usually built with the landlord’s written consent, and cabins and plant are designed to be removable at the end of the lease, which is an argument for a courtyard cabin or a freestanding infrared cabin over a built-in wet room. We advise on this at the site visit.

How the project runs

A free site visit, with the DB board open; a concept and budget band within 48 hours; the design set, the fixed quotation and, where needed, the load enhancement in parallel with manufacturing. Eight to twelve weeks for a sauna, six to ten for a steam room, twelve to twenty for a hammam. The process page sets out the steps. Building a spa in Jumeirah: practical questions

My Jumeirah villa is twenty years old. Can the electrics take a sauna?

Often yes, sometimes after a DEWA load enhancement. Older Jumeirah villas have 100 to 200 A supplies with DB boards full of AC circuits. We check at the site visit; where the supply is full, we manage the enhancement, which adds four to eight weeks. Our DEWA guide explains it.

Can a sauna go in the courtyard?

Is a hammam possible in a renovated villa?

Yes. Jumeirah villas have generous ground floors and many are being renovated; a former majlis or a large bathroom converts into a modern hammam with a heated slab. The waterproofing is designed with the renovation contractor.

Do I need an NOC in Jumeirah?

Outside master communities, no community NOC. Dubai Municipality permits apply to structural or external work such as a pavilion, which the renovation contractor or we obtain. The DEWA submission for the heater or generator circuit is always required.
