Spa maintenance in Dubai costs AED 4,800 to 12,000 a year on an annual plan, and a heater or steam generator replacement AED 9,000 to 28,000 installed. What fails in Dubai, and why
Four things account for most of our repair calls, and all four are climate.
- Hard water scales steam generators. Dubai water leaves scale on the elements and in the cylinder. A generator without automatic drain cycles and descaling fails in eighteen months to three years. Descaling every six to twelve months and a scale filter on the feed fix it.
- Chillers lose capacity in summer. A plunge chiller with a dirty condenser, a low refrigerant charge or a condenser in the sun cannot reach temperature in July. A pre-summer service catches it in May.
- Sauna heaters lose elements and stones. Elements fail after three to five years of use; stones crumble and block airflow after two. Both are routine replacements at the annual visit.
- Timber dries and doors drop. Air-conditioned villa air shrinks benches and loosens door hinges. Re-fixing, re-oiling and a hinge adjustment take an hour a year and prevent cracked boards.

Plans include labour for the scheduled visits and priority booking for breakdowns. Parts are invoiced at list price; there is no call-out fee for plan clients.
Repairs and replacements
- Heater replacement: AED 9,000 to 28,000 installed, from a 6 kW villa heater to a 15 kW commercial unit. We hold Harvia, EOS, Tylö, Helo and Sentiotec units and parts in Dubai.
- Steam generator replacement: AED 9,000 to 24,000 installed, with automatic drain and a scale filter fitted so the next one lasts.
- Chiller repair or replacement: AED 3,000 to 6,000 for a refrigerant and condenser service; AED 14,000 to 32,000 for a new chiller sized for the Gulf as on the cold plunge page.
- Control faults: AED 900 to 3,500 for a controller, contactor or sensor.
- Timber refits: AED 6,000 to 25,000 to replace benches and backrests in thermo-aspen; a full re-lining is quoted as a custom sauna interior.
- Steam room and hammam repairs: re-grouting, silicone, door seals and generator work from AED 2,500; a waterproofing failure is diagnosed first and quoted as a rebuild only if the membrane has failed.
Every repair is quoted in writing after the diagnostic visit, and we say clearly when a room is not worth repairing.

What the owner can do between visits
Brush the benches and leave the sauna door open after use; run the steam room extract for twenty minutes after each session; shower before the plunge and keep the cover on; keep the salt room door closed; never store anything in the plant cupboard against the chiller.
