Property types Villas in Al Malqa, Hittin and Al Nakheel, Diplomatic Quarter and residential compounds, Family estates and palaces, Wellness resorts and hotels

We design, manufacture and install saunas, steam rooms and hammams for villas, compounds and resorts in Riyadh. Indicative prices start at around AED 65,000 for a custom sauna and AED 75,000 for a steam room, and a complete family spa runs from about AED 350,000; SAR quotations are issued on request. Everything is built and dry-assembled in our own factory, specified for the Saudi 60 Hz supply, shipped with customs handled and installed by our own crew. Our Riyadh work includes the Sedra villa (2024) and the complete thermal section of a wellness resort in the city.

What Riyadh clients build

  • A family spa in the villa. Large plots in Al Malqa, Hittin and Al Nakheel take a full villa wellness suite on the ground floor or in a basement: a sauna, a steam room, a plunge and a rest area, often with a hammam at its centre.
  • A hammam at the heart of the house. A hammam with a heated marble slab, basins and a vaulted or domed ceiling, in a modern or Turkish register. In Riyadh it is frequently the first room a family asks for.
  • Sauna next to steam room. A thermo-aspen custom sauna sharing a wall, a shower and a plant cupboard with a mosaic steam room. This is the typical request in compound villas and in newer houses with a dedicated wellness room.
  • Compound and clubhouse facilities. Shared saunas and steam rooms for residential compounds, including those serving the Diplomatic Quarter, built for many more sessions a day than a private villa.
  • Resort and hotel thermal areas. Complete thermal sections for wellness resorts and hotels, engineered for continuous use.

Recent work in Riyadh

Two projects show the range. In 2024 we completed the Sedra villa project in Riyadh. At a much larger scale, we delivered the complete thermal section of a wellness resort in the city: saunas, steam rooms and a 22.4 m² hammam on a 115 kW connected load. Both followed our standard model: manufactured in our factory, crated with their fixings, seals and a spares allowance, shipped door to door, then installed and commissioned by our own crew.

SEC power: 230/400 V at 60 Hz

The Saudi Electricity Company supplies new connections at 230/400 V and 60 Hz, a different frequency from the 50 Hz used in the UAE and in Europe. It changes the equipment list more than people expect:

  • Heaters and slab heating are resistive and work at either frequency, provided the voltage and phase configuration match.
  • Pumps, fans and compressors run about 20 % faster at 60 Hz and draw different currents; chillers, circulation pumps, extract fans and snow-room refrigeration must be ordered as 60 Hz models, not adapted.
  • Controls and contactors are checked for their rated frequency and voltage.
  • Older villas may still run on the legacy 127/220 V system. We confirm the supply at survey, with a photo of the distribution board, before anything is manufactured.

A sauna heater of 9 kW, a steam generator of 9 to 15 kW and a hammam slab together can add 25 kW or more to a villa’s load. The capacity of the connection is checked first; where an increase is needed, it is applied for through the Saudi Electricity Company, normally by the villa’s electrical contractor using our single-line diagram and load schedule.

Family privacy and segregated spa design

Privacy shapes a Riyadh spa before finishes do. We plan the suite so it can be used by the family, by guests and by men and women at different times without compromise:

  • entrances placed so the spa is reached from the private side of the house, not through the majlis;
  • screened or frosted glazing to gardens and courtyards, with glass walls facing only private views;
  • changing and shower areas on each side where two groups share the suite, or two mirrored halves around one plant room;
  • a service route for household staff to the plant room, so the generator and chiller can be maintained without entering the spa.

Hammam culture and the steam room

Many Riyadh families know the hammam well and ask for it alongside, or before, the sauna. Our factory has worked marble and mosaic for hammams since 1987, and the slab, basins and stone are cut and checked there before shipping. A modern hammam with a heated slab starts at around AED 180,000; a traditional marble hammam with a dome runs AED 350,000 to 900,000, indicative. The steam room is the smaller and simpler cousin, and a good choice where the room is compact. Room sizes and generator ratings are set out in our steam room dimensions guide, and the three rituals are compared in our guide to hammam design.

Dust and water hardness

Riyadh sits inland in dry, dusty air, with sandstorms in spring and summer. Fresh-air intakes for saunas and plant rooms are filtered, heater compartments are sealed, and extract grilles are placed away from the prevailing wind so dust does not blow back in. Water in Riyadh is supplied from a mix of desalinated and groundwater sources and is hard enough to scale a steam generator within months if it is ignored. Every generator we fit has an automatic drain and flush cycle, a scale filter protects the inlet, and the annual service includes a full descale.

Delivery and installation

Your rooms are built and dry-assembled in our factory in Istanbul, then numbered and crated with their fixings, seals and a spares allowance. Freight usually enters Saudi Arabia through Dammam’s King Abdulaziz Port and continues by road or rail to Riyadh; Jeddah Islamic Port is used when the route requires it. Customs clearance is handled for you and the Incoterms are stated in the offer. Our own crew installs, tests and commissions each room and trains the household or staff. The site survey is carried out in person or by video, and the whole project is coordinated from our Dubai office, which is also the point of contact for service.

How a Riyadh project runs

  1. Photos, a floor plan and a picture of the distribution board, sent on WhatsApp.
  2. A reply from a project manager within one business day, with the rooms that fit and a first budget.
  3. A site survey in person or by video, confirming voltage, frequency, drainage and access.
  4. The design set with 3D visualisation and an itemised quotation, position by position.
  5. Manufacture and dry assembly in the factory, then shipping and customs clearance.
  6. Installation, testing and commissioning by our own crew, with training for the family or staff.
  7. A 24-month warranty from commissioning, and a maintenance contract if you want one.

Send photos of the room or the villa plan on WhatsApp, and tell us the district. We will send photos of finished projects like yours and an itemised first budget, in AED or SAR.

FAQ

Building a spa in Riyadh: practical questions

Do you build saunas in Riyadh from Dubai?

Yes. The rooms are made in our factory in Istanbul, shipped to Saudi Arabia with customs handled, and installed and commissioned by our own crew, with the project coordinated from our Dubai office. The site survey is done in person or by video. Our Riyadh references include the Sedra villa (2024) and the thermal section of a wellness resort.

Will European sauna and steam equipment work on the Saudi 60 Hz supply?

Heating elements do not care about frequency, but pumps, fans, chiller compressors and some controls do. We order every motor-driven component in its 60 Hz version and check the voltage of the villa, because some older buildings still run on 127/220 V rather than 230/400 V. This is confirmed at survey, before anything is manufactured.

Can the spa be designed for separate use by men and women?

Yes. We design separate entrances or timed access, screened glazing, changing areas on each side and a plant room that staff can reach without passing through the spa. In larger villas the suite can be split into two mirrored halves sharing one plant room.

How are prices quoted for Saudi Arabia?

Our benchmarks are published in AED; one dirham is approximately 1.02 Saudi riyals. On request we issue the quotation in SAR, and contracts can also be made in USD or EUR. Every quotation is itemised position by position, with the Incoterms stated.

How long does a Riyadh project take?

A single sauna or steam room usually takes eight to fourteen weeks from design approval to commissioning, including sea freight and customs. A complete villa spa takes longer and follows the villa's construction programme; the schedule is fixed in the quotation. The process page shows the steps.
